Despite its market dominance in construction, Panchshil’s ESG maturity was in its early stages. The organisation faced a distinct disconnect between the scale of its operations and its sustainability governance:

• Resource Constraints: The entire ESG mandate rested on a single individual, leading to a bottleneck in execution and strategy.
• Data Fragmentation: The company lacked a unified system for data collection, processes, or a central ESG framework. Internal teams were often unaware of basic ESG principles and compliance nuances, resulting in a "blank slate" regarding historical data and processes.

The mandate for Oren was clear: unify the data, build the culture, and slingshot Panchshil from a beginner to a sustainability leader in the real estate sector.

Oren's Solution: A Dual-Pathway Transformation

Oren approached the engagement with a holistic maturity assessment, quickly identifying that a standard ESG reporting exercise would not suffice. We conducted a peer benchmarking exercise and a materiality assessment that included deep-dive interviews with corporate tenants and key stakeholders to understand their sustainability expectations.

Based on these insights, Oren designed a two-pronged strategy:

Pathway 1: Internal Institutionalisation & Governance

‍To build a robust internal engine for ESG, Oren focused on governance, data, and operational control.

• Strategic Roadmap & Policy Architecture: We developed a comprehensive 5-year ESG roadmap and upgraded company-level policies to meet national and international regulations. This included establishing a governance mechanism that moved accountability from a single person to an extensive, cross-functional ESG team.
• World-Class Sustainability Reporting: For the past three years, Oren has guided Panchshil in publishing its Sustainability Reports aligned with the Global Reporting Initiative (GRI) Standards.
• Capacity Building: Oren conducted training for mid-management to demystify ESG topics, ensuring that policy updates were understood and enacted across departments.
• AI-Powered ESG Data Management Platform: Leveraging Oren Sustainability Hub (OSH), we centralised data management across all assets. This facilitated seamless disclosures and coordination for multiple certifications, including Green Building, ISO, and the Global Real Estate Sustainability Benchmark (GRESB).
• Construction Site Interventions: We extended ESG controls beyond completed buildings to active construction sites. This involved cascading policies to ensure safe, clean workplaces, zero-tolerance for child labour, and rigorous waste management practices, all tracked via OSH.

Pathway 2: Tenant Enablement & Value Chain Integration

‍Recognising that a developer’s impact extends to its occupants, Oren structured a programme to help Panchshil help its clients.

• Strategic Lease Restructuring (Green Clauses): We facilitated the updating of agreements for corporate tenants to include "Green Clauses". This mechanism mandated that tenants share critical ESG-related data with Panchshil.
• Decarbonisation Infrastructure: Oren advised on facilitating Net Zero transport through the installation of EV charging stations and electric buses for point-to-point public transport.
• Energy & Waste Circularity: We established partnerships with certified recyclers for waste management and facilitated the provision of green energy to tenants. Additionally, we assisted in the management and verification of carbon credits.

The Outcome: A Sling-Shot to Sector Leadership

The partnership transformed Panchshil Realty from an entity with undefined ESG processes to a benchmark for sustainability in Indian real estate.

• Data Unification: Consolidating disparate data streams from 20+ operational projects and active construction sites into a single source of truth using Oren Sustainability Hub (OSH).
• Multiple Disclosures and Certifications: Managing the rigorous data requirements for the GRI Report, GRESB, various ISO certifications, and Green Building certifications concurrently without disrupting business velocity.
